Surviving Don Klyberg
When I was doing laundry, I saw one of those likely drug wrappers that were being left near my door during times when manager Rick Newmann’s girlfriend and invitee, Sarah, was around. But for the first time, it was finally not left outside my door, where Sarah would be loitering with the tenant directly across from me. What’s not shocking is that it was left outside Margaret’s door.
Margaret Doe, is severely mentally and physically disabled—which does not prevent public inebriation, and lives directly beneath my unit.
Margret Doe is the sister of apartment manager Anthony Anderson’s girlfriend, Sandra Doe.
Sandra Doe is the victim from the November 28, 2024 tape. The November 28, 2024 tape accuses property manager Rick Newmann of attempted Sexual Assault on the rare, but obviously sober, Sandra Doe that morning, while Anthony Anderson was in the hospital following a stroke. In the cellphone-recorded video, tenant Sandra Doe expresses that Rick Newmann has forced sexual acts, on both she and her sister, for years. And that police refused to dispatch to the scene that day to arrest Rick Newmann.
I heard everything, from the door slam escaping the rental office that morning. While beating on doors to escape Newmann—to no avail and in a panic attack in the building's common area, Sandra Doe was screaming that the two women cannot receive apartment repairs without submitting to sexual assaults by property manager Rick Newmann.
Sandra Doe's complaint against property manager Rick Newmann matches my complaints about Rick Newmann's grooming from December 2023 to April 2024; sending his girlfriend, Sarah Doe, to stalk me from December 5, 2023 to January 30, 2024; failing to stab me but succeeding in beating me up for not letting her or Newmann into my unit and for refusing to "party" with them in the rental office on January 30, 2024; an intimidating sexual advance in the rental office that triggered my cessation of all non-property-specific communication, allowing only written, property-specific matters from April 2024; cyber sexual harassment from April to June 2024 by property manager Rick Newmann via text messages; property theft and intimidation by Rick Newmann from May 25, 2024 to July 2024; written intimidation and mail control by Rick Newmann from July 2024 through today, August 2025; and police refusal to dispatch to the scene on August 20, 2024.
From December 5th, 2023 to November 2024, I reported these acts on a weekly basis during virtual therapy sessions. I reported to Amy Burkholder and Gykayla Curtis of Pride Counseling and Walking In Two Worlds Counseling. The housing inspector was informed that Rick Newmann would not make repairs because I had rejected his sexual advances on September 21, 2024. City Hall, the police, and city attorney had an affidavit in their possession confirming that Newmann was sexually harassing me in October 2024. The police left voicemails about that affidavit on November 14, 2024. Sandra Doe did not emerge as an additional victim until November 28, 2024.
The point is, I have every reason to believe her. I have every reason to believe the police refused to protect her, and every reason to know that this city, absentee property owner Don Klyberg, and several mandated reporter professionals are aware that women are being sexually harassed and assaulted by this real estate company—and denied necessary repairs. The property is a nuisance, unfit for human habitation, and a danger to life.
Don Klyberg (who later admitted this in a recording) ordered Rick Newmann to authorize a police break-in to my unit while I was asleep. The police would not reveal who ordered the attempted break-in, only telling me it was “a friend of mine” and supplying a phone number. When I called the number, Sandra Doe—who is not part of the property team and seemed intoxicated—was forced to speak to me.
Once I was awake because of the break-in, I could hear everything happening from Margaret Doe’s unit beneath me on December 13, 2024, including the statement, “Yeah, she’s in there alone,” after the police left my door. The men later sent text messages from Sandra’s phone that same day.
It was a humiliation and intimidation attack, and I know Newmann made the false police report because they used verbatim a phrase Newmann had used to me multiple times during the grooming period, including in text messages. All this documentation is here under their respective sections and parties.
Please also remember that I’ve previously reported Rick Newmann using this unit to stalk me—monitoring my actions from the unit beneath mine—despite the fact that I paid an additional $600 specifically to avoid living above Newmann and becoming a victim of such behavior.
Additionally, it is documented that Newmann has admitted he and Anderson are friends who traveled here with the landlord, Don Klyberg, in 2018. These are the individuals, their activities, and the conditions that absentee property owner Don Klyberg has knowingly left in place to manage his property. Meanwhile, he profits more than $150,000 from afar, while we are left to endure the actions of his staff and the deteriorating, unsafe conditions of the property.
